Mold spores exist in virtually every outdoor and indoor environment. That is why responsible restoration companies use the word remediation rather than removal. Remediation aims to return indoor mold to a normal indoor condition, not to sterilize a property.
What mold remediation actually does
- Containment of the affected area with sealed plastic and negative air pressure so spores do not spread.
- HEPA filtration with air scrubbers running for the recommended cycle.
- Removal of materials that cannot be cleaned, such as saturated drywall, insulation, and contaminated porous items.
- HEPA vacuuming and detail cleaning of salvageable framing and hard surfaces.
- Addressing the moisture source that supported the growth in the first place.
- Independent post-remediation verification (PRV) by a third party before reconstruction.
Red flags when shopping for a mold company
- Promises to remove all mold from a home.
- Same company offers to test, remediate, and verify the work, with no third-party involvement.
- Heavy spraying of bleach or fragrance-based products presented as a permanent fix on porous materials.
- No written scope, no moisture documentation, no plan for the source of moisture.
